San Jose's housing runs from 1950s ranch homes through the Eichler tracts to modern infill, and the bathroom problems differ sharply between them. Much of the rest of the city, and nearly all the Eichler neighbourhoods, sits on a concrete slab with radiant heating cast into it.

That slab changes everything. Drain lines run inside the concrete, so relocating a toilet or shower means cutting it, and in a radiant-heated home it means cutting around heating tubing that is invisible from the surface. It is entirely doable, but it is a different job at a different price, and it should be established before the design is agreed.

Eichler bathrooms bring their own brief. Flat roofs, floor-to-ceiling glass, minimal wall depth and open plans mean the usual approaches to storage and ventilation do not transfer. Homeowners here generally want the mid-century character kept, which rules out a lot of standard fittings.
